June 2024 Maintenance Report

Asphalt Update:

The HOA and EBG are finalizing the agreement for the Phase 2 asphalt project. A signed commitment is expected shortly from EBG.

 

Landscaping Considerations:

The Landscaping Committee is working with Advantage and K&K to enhance the mailbox area, including relocating some rocks from the waterfall to the front area. The waterfall pit repairs are being postponed to avoid damaging pipes when equipment is driven through the area. This project will be started after the mailbox remodel is completed.

 

Concrete Repairs:

K&K has consulted Cowboy Concrete regarding some sinking decks in Phase 2. They've proposed a solution involving the pouring of new footings. A bid for repairing five units showing signs of stress is expected soon.

 

Heat Tape and Wildlife Management:

Our heat tape inspection is scheduled for this fall. In the meantime, we continue to address a persistent raccoon issue. The traps have been re-baited with fruit, and once the raccoons are relocated, necessary repairs to the fascia boards will be undertaken.

 

Roof Maintenance:

PA Construction will complete the work on Building 5 roof in the next few weeks.

 

Asphalt Bidding:

We have received an updated bid for the asphalt work from Russ at Bonneville that covers all asphalt in the community. Notably, this bid includes vertical crack sealing; this is not included in the Eckles bid. Despite the additional service, Bonneville's bid remains competitively lower. All bids have been presented to the board for review.

May 2024 Maintenance Report

Roof Inspection: all Phase 1 roofs have been inspected; repairs are being completed as needed. Phase 2 roofs will be inspected in the next few weeks.

Landscaping: Advantage Property Maintenance will spray for weeds on June 4th; the product is pet safe. Roads were sprayed yesterday. Irrigation repairs are ongoing. Please report issues to K&K Property Management for repair.

Phase 2 Asphalt: K&K and the Board of Directors will be walking with the engineer from IGES and representatives from EBG next week to finalize a plan and a schedule to rectify the issues with the Phase 2 asphalt.
